  • Foundation
  • Basement and/or crawlspace

  • Doors and windows, including glazing and weather sealing
  • Built-in appliances

Additionally, we will use a drone to shoot aerial video footage of the property, weather permitting. This enables us to further investigate areas that may be inaccessible from a ladder or on foot.

Additional Home Inspection Services

Your needs are unique. You may desire one of the following instead of, or in addition to, our usual service.

Pre-Listing Inspection

Pre-Listing Inspection

With an inspection report in hand, you can:

  • Arrive at a fair listing price
  • Justify your asking price to buyers and their agents
  • Avoid eleventh-hour delays in your home sale

Having your home for sale inspected by a professional can also help you assemble your seller’s disclosure documents, further streamlining the sale process.

Builder’s Warranty 11th-Month Inspection

Builder’s Warranty 11th-Month Inspection

Most new homes come with a one-year warranty from the builder. By ordering an 11th-month inspection, you can help to ensure your builder addresses any defects in materials or workmanship before it becomes your financial responsibility.

Drone Roof Inspection

Drone Roof Inspection

I offer drone video of your roof as part of our whole home inspection if necessary. Due to its popularity—and the brutal weather our roofs often have to endure—I also provide drone roof inspections as a standalone service.

Radon Testing

Radon Testing

We are an InterNACHI certified Radon Tester. Radon is an invisible, odorless, radioactive gas that has been shown to cause certain types of cancer, primarily lung cancer. Heavier than air, radon is most commonly found in the lowest level of a home. If testing reveals the presence of radon, you can take some simple, inexpensive steps to reduce its presence to a safe level.

Home Maintenance Check-Up

Home Maintenance Check-Up

Especially popular with new homeowners, this checkup can help you avoid costly repairs by alerting you to issues before they escalate. You can order an individual maintenance checkup or schedule us to perform them annually, for your convenience.

New Construction

New Construction

As a new home nears completion, certain structural components and systems will become inaccessible. Scheduling an inspection before the final walkthrough can help you ensure there are no hidden defects in workmanship or materials that may cause future failure.

Thermal Imaging

Thermal Imaging

Thermal imaging is a state-of-the-art technology. Infrared cameras can reveal issues in inaccessible areas, such as inside walls or beneath flooring. Thermal imaging can expose evidence of such concerns as:

  • Water intrusion
  • Past or current pest infestations
  • Heat loss
Sewer Scope

Sewer Scope

One home system that is often overlooked is the sewer line.  Typical home inspectors don’t examine it since it is buried in the ground and it requires special camera equipment.  I operate a high-quality camera and provide a video copy for my clients.  If the home is over 20 years old and/or has large trees in the yard, I would highly recommended a sewer scope.
